Rancho Sonora RV Park and Inn is a refuge of natural desert with towering saguaro cactus, enhanced native vegetation, trees, birds, wildlife and clean air. Located midway between Phoenix and Tucson on scenic Pinal Pioneer Parkway (Hwy 79), the location is ideal for exploration in either direction as well as snowbird RV stays due to amenities (clubhouse, pool/spa, putting green, access to desert land for ATV’s). The Inn is year round, Rancho Sonora’s doors are open to a limited number of lucky guests. With only four charming guest rooms, a gracious Southwestern suite and three full-sized casitas (small cottages), Ranch Sonora retains the feel of an exclusive private hideaway, which is exactly what it was created to be nearly a century ago. There is nothing of the cookie cutter hotel or RV park to be found here. The park features a refreshed entryway and signage and lush vegetation. The park is serviced by a well and septic tanks and has concrete pads at each site. Most sites are 50amp with a handful of 30 amp sites still remaining. The park serves as mostly a snowbird resort however broker feels updating and adding an amenity or two to could lead to park model sales. There is land in the back which could lead to expansion and the underlying zoning is in place to accommodate. Very attractive entry cap rate and room for growth. The nine sites up front have not been connected to the electrical system however the back eleven which were not in service during 2020-2021 winter will be delivered with $150,000 electrical system upgrade that will also provide foundation for park expansion. This one won’t last long either – competitively priced for the right buyer!
